Documents banks ask for on a personal loan or mortgage application
Draft date 28 Oct 2026
A complete file is easier to read than a thick file with gaps. Banks in the Dominican Republic do not all ask for the same pack, but most personal loan and mortgage applications start from the same idea: prove who you are, prove how you earn, and prove what you want to finance. This list is educational. Your bank may ask for more, less, or different papers.
Identity and address
Expect a government identity document. Residents usually present a cedula. Non-residents usually present a passport. If someone else will sign, the bank will want proof that the person has authority to sign. Proof of address can be a utility bill, a bank letter, or a lease. Names should match across every page. A middle name that appears on one paper and disappears on another slows the review.
If you are applying through a company, the bank will also want the company papers: the mercantile registry, tax identification, and the resolution that authorizes the loan. See our bank application service if you want help lining the pack up.
Income and bank activity
Salary earners are often asked for letters of employment, recent pay slips, and tax filings. Self-employed applicants are often asked for tax filings, invoices or contracts, and a simple explanation of how the business is paid. Banks also ask for bank statements, commonly for several recent months, so they can see deposits and regular expenses.
The point is not to impress the officer with volume. The point is to let the officer follow the money. Large cash deposits with no note, statements from an account that is not yours, or income that does not appear in the tax filings all raise questions. Answer those questions in the file before the bank has to ask.
Credit information
Banks in the Dominican Republic can look at information reported to credit information firms and at the Superintendencia de Bancos risk center. You have a right to see what is reported about you and to ask for corrections when the data is wrong, as described by ProUsuario.
A credit report is a snapshot, not a verdict. If you want a process view first, read how to review your credit profile before you apply.
Property papers on a mortgage file
A mortgage file also needs the property. That usually means a copy of the title or the purchase agreement, a survey or cadastral reference when the bank asks for it, and any papers that show who else has a claim on the property. The bank may order its own appraisal. Your lawyer and notary handle the legal transfer. We can help plan the purchase costs and timing.
If the property is still being built, the file is different. The bank may ask for the developer's papers and the construction schedule. That is closer to a developer financing file than to a simple home purchase.
Translations, names, and dates
If a paper is not in Spanish, ask the bank whether it wants a translation and whether that translation must be certified. Do not guess. A bank that cannot read the income letter cannot use the income letter.
Write your name the same way on every form. If your passport has two last names and your bank statement has one, add a one-line note. Dates should use a format the officer can read. A statement period that does not match the months the bank asked for will come back to you.
Tax filings belong with the income story. The DGII site is where Dominican tax forms and guides live. Foreign filings should be complete enough that an officer can see the year and the income without calling you.
How to send the pack
Send clear scans. Keep one folder per person and one folder for the property. Label files with the document type and the date. Do not password-protect a file unless the bank asked you to. A credit officer who cannot open the statement cannot review the statement.
You can ask us to assemble the pack. We still do not decide the loan. The Superintendencia de Bancos supervises the institutions that do.
A practical order that works for many files is identity first, then income, then statements, then credit, then the property. If the officer asks for one more paper, add it to the same folder instead of starting a new email chain. That habit will not approve the loan. It will keep the story in one place.
The supervisor's list is not your bank's checklist
The Superintendencia de Bancos publishes who may take deposits and grant loans. Your bank publishes, or hands you, the papers it wants for that product. Those two lists answer different questions. Confirm the institution on the supervised entities page, then follow the checklist that bank wrote for your file.
Do not mail original identity cards unless the bank asked for a sight review and told you how to get them back. A clear scan is usually enough for a first read. If a paper is missing, write that it is missing and why. An officer can work with a gap that is labeled. A gap that is hidden looks like a different story.
Questions
- Is there one official document list for every bank?
- No. Each bank sets its own list. The items in this article are common starting points, not a rule issued by the Superintendencia de Bancos.
- Can I hide an old debt if I leave it off the form?
- Banks can review credit reports and the Superintendencia risk center. Leaving a debt off the form does not remove it from those sources and can hurt the file.
- Do non-residents send the same papers?
- The idea is the same: identity, income, and the property. Non-residents often add passport pages, foreign tax filings, and statements from accounts outside the Dominican Republic.
